Our management team have an average business tenure in excess of 25 years with an emphasis in the development industry and capital markets. Our primary business focus today is centered around the entitlement and development of raw land for the residential homebuilding industry.

Scott D. Clark, CEO - Founding Partner
Scott Clark's greatest asset as an entrepreneur is his ability to capitalize on the opportunities others overlook. Currently at the helm of a multi-state, multi-million dollar corporation with a focus on land investment, land development and development advisory services, his professionalism and vision supported his rise to the top throughout his twenty-plus year career in the financial markets.
When Scott and long time business partner Don Kirby founded Americap in 1999, their focus was on providing equity and debt placements to local developers and national home builders. They eventually prepared over $200,000,000 in structured capital, joint ventures and projects for capital markets, investment and development players. In the process, they built the necessary relationships to begin acquiring their own projects and in 2003 Americap began acquisitions for its own project portfolio. Since that time, the company has acquired acreage leading to over 2200 lots in various states of horizontal and vertical development.
Clark began his career as an entrepreneur when he and Kirby founded their own equipment leasing entity in 1993. The Consummate Group led the industry in marketing to equipment end-users directly, an approach that grew the enterprise 1000% in four years and is now considered industry standard. The two sold the business 1998 and formed Americap four months later.
Donald J. Kirby, COO - Founding Partner
Tenacity and determination characterize Don Kirby’s approach to every situation. His skills as an entrepreneur, organizer and team leader are second to none, and he is a main force in keeping our operations and organization on the right track. Don is currently responsible for the overall sales and marketing of our projects, negotiating key relationships, engaging jurisdictions and, most importantly, directing the internal order of the firm to ensure peak performance and productivity.
He spent ten years in the corporate world before founding The Consummate Group with Scott Clark in 1993, and their business partnership has proven quite successful. Under his leadership, The Consummate Group grew over 1000%. Through industry changes, geographic relocations and market fluctuations, he has remained a steadfast market leader with the vision and the ability to bring Americap Development Partners to national eminence.
Joseph Fraser, President
Visionary… Educator… Legacy Builder…These are words that come to mind when describing Joe Fraser. Joe joined Americap in 2001, and has made a massive impact in the company since that time. Joe has demonstrated ability in capital raising, marketing and corporate branding. One of his projects before joining Americap was successfully raising a two million dollar angel investment for an internet start up, and securing the sixteen million dollars in venture capital to fund continued operation. Joe’s true passion is sharing the many opportunities available to investors who are willing to disregard media hype and look for sound investments in land and real estate.
Joe’s drive and discipline have served him well in his highly successful business ventures, from military service as a young man to building investment networks and securing capital placements for multiple land development projects. Joe is a truly compelling public speaker, with a deep understanding of the ins and outs of land development, real estate and general business practices. With a career spanning over two decades and multiple industries, his passion and skill for finding the right partners, setting correct expectations and guiding growth is extraordinary.
Michael Murphy, Vice President of Project Management
Michael has directed and managed land development projects for the past 20 plus years and played an instrumental role in numerous construction initiatives across Northern California. He is an accomplished professional with proven leadership engaging municipal officials, regulatory agencies and consultants to devise and execute winning land development strategies, and to secure public and municipal approval for key initiatives. Michael has had the unique experience of being both a land developer and a planning and engineering consultant. He has served as a Senior Project Manager and Forward Planner for DR Horton, Inc. for two master planned communities which included 760 units. He was Vice President and Division Manager for David Evans and Associates overseeing a team of 60 planning, engineering, project and administrative professionals across two locations.
As a land development professional with a strong history of effective leadership initiating, assessing and executing land development projects he understands and possesses attributes necessary to succeed in optimizing the return on project investment. Michael received his Bachelor of Science degree from San Diego State University and holds credentials as a Registered Professional Engineer in the state of California and the state of New York . He is a member of the American Society of Civil Engineers (ASCE) and the United States Green Building Council (USGBC).
Tracy Anthony, Vice President of Construction
Over the last 28 years, Tracy Anthony (CSLB #714817) has built a legacy of successful projects, spanning nearly every facet of the construction industry. He specializes in total solution, "cradle to grave" development and construction for single and multi-family residential projects, and has been directly responsible for the construction of 1,300 homes in the last 15 years. Tracy has been responsible for developing a variety of products ranging from entry level production residences and custom homes to mid-rise condominiums and commercial complexes throughout California and Nevada. From architectural planning and development to construction management and close out, Tracy has a rare combination of field experience and business acumen, enabling him to take on any project and "bring it home." Tracy is a graduate of UC Berkeley's Architecture Program.

Michael Sullivan, Vice President of Contract Management
Michael Sullivan’s experience in utilities, supply management, negotiation and Federal Government regulations is a vital component of our work in land development and vertical construction. Prior to joining Americap Development Partners in 2004, he was a Senior Contracts Negotiator with the University of California, working on one of the largest research and development projects in the country. He was also employed by Pacific Gas & Electric Corporation out of San Francisco. His extensive background in high level negotiation, contract law and government organization has served Michael extremely well during his tenure at Americap Development Partners, as he deftly guides the company through complex situations and relationships while helping it avoid the pitfalls that plague to so many developers.
Michael’s involvement in our vertical construction projects are vital to their continued success. He currently manages the sales process, coordinating with sales representatives, escrow and title agencies to ensure each transaction closes on time and the buyers are able to take occupancy of their home. His marketing techniques are unique and highly effective, and much of the goodwill we enjoy in the city of Blythe is thanks to his hard work and direction.
Sullivan holds a Bachelor of Arts in Sociology from California State University, Hayward and a Master's Certificate in Commercial Contract Management from the George Washington University School of Business in Washington, D.C.

Don Gieseke, Vice President of Finance
Don Gieseke is the broker of record and leader of our newly formed Mortgage arm, Freedom Home Loans. He joined Americap in January of 2006, and immediately put his experience in project management, due diligence and capital structuring to work. His experience is as deep as it is wide, Don is a real estate developer, real estate agent and consultant, and he also has key experience as an IT manager/director responsible for the growth of a twenty three million dollar company, boasts seven years experience in managing business and technical teams on projects greater than two hundred thousand dollars and fifteen-plus years as a business and technical consultant for both internal and external clients. Gieseke is an expert in the capital markets providing equity and debt solutions for the acquisition and development of residential properties in Southwestern United States.

Allan Salter, Vice President of Mortgage & Capital Advisory
Allan’s extensive experience growing and managing both retail and wholesale mortgage operations on a national scale is invaluable for charting the course of our newest venture; Freedom Home Loans. A true veteran to the mortgage industry, Salter has secured over $4,000,000,000 Billion in loans, serving over 25,000 home owners in the process. Under Salter’s guidance Freedom Home Loans has been designed to encompass the entire spectrum from small retail shops to wholesale lending to direct lending through forward commitments on loan pools to Wall Street and beyond. In addition, he is currently working on the creation of new and innovative lending programs in response to current credit and housing market factors.
Salter’s two decades of experience ensure quality for both borrowers and investors, transparency of both credit decisions and credit quality, plus above all a commitment to doing the right thing in every transaction.

Mark Panattoni, Securities
Mark L. Panattoni is the President and Registered Principal of MLP Real Estate Securities, Inc. Previously, Mr. Panattoni was President and Registered Principal of Panattoni Securities, Inc., a broker/dealer and member of the NASD. Mr. Panattoni served as President and Registered Principal of Panattoni Securities, Inc. from its application to the NASD until June 2006.
Prior to establishing Panattoni Securities, he joined Panattoni Law Firm. Panattoni Law Firm serves as legal advisors to Panattoni Development Company, its affiliates, and other real estate clients. While employed at Panattoni Law Firm, Mr. Panattoni was involved with complex and sophisticated tenant-in-common ("TIC") offerings and limited liability company ("LLC") structuring, and has extensive expertise and knowledge of the subtleties and nuances in connection with these specific areas.
Prior to employment with Panattoni Law Firm. Mr. Panattoni was employed by Corporate Projects, Inc., where he specialized in entity formation and title matters. He served as Vice President/Budget Officer of SunIsle Products, LLC. and as commercial pilot for Gulfstream International Airlines.
