We dont believe we can do it all ourselves so we utilize a partnership approach from an execution standpoint to secure the expertise required for each project.

Simply put our objective is to acquire, entitle, develop, and build communities we can all be proud to live in and be a part of. As development sprawl has continued to plague our country weve built a business dedicated to improving the process and affecting a positive change in the mammoth land development / homebuilding industry. We feel strongly that by bringing order to the process will begin to see the emphasis of wealth creation shift from the good ole boys to those who choose a partnership in residential real estate development ventures.

The Right Land

In the major markets throughout Americap Development Partners - The Right Landour country sprawl continues to push the boundaries of our city limits. Hence more and more agricultural land continues to be annexed and developed in the next logical city. While this phenomenon has both its good and bad sides, the fact is growth will continue, and we need to learn how to manage growth better. For those of us in the development industry we must continually enhance how we acquire, approve, and improve land.

Our initial focus is to determine how and when to acquire land that helps shape our communities. We strongly believe that proper land valuation is best achieved when the land owner will allow the developer to purchase land over time as the land values are increased through the entitlement and approval process. We have found that when land owners work with developers this encourages the development community to acquire land only as it is needed keeping sprawl in check and pricing in line with the market.

The capitalization of a development is also served well when land is acquired over time assisting in controlling the overall cost of both acquisition and development. In a perfect world capital invested in land acquisition will be leveraged by the increased value of the land allowing bank debt to be utilized in lieu of expensive equity. We must acknowledge were not living in the perfect world and we will participate in some transactions by providing an equity investment or what we call active capital as required to acquire land and process the approvals and ultimately begin the horizontal development.

Planning, Execution and Direction

The development industry is full of individuals and groups of people that are ready to take the leap from their existing situation and jump into their own deals. Realizing that land development is a very fluid and detailed business requiring a plethora of skill sets and specific talents. With a multitude of services required and with most people/groups only capable of performing part of these functions the importance of assembling the right team must be addressed to ensure successful development.

We are speaking of the overall planning and execution not just the land plan itself but a comprehensive development plan. This plan governs all aspects from land acquisition to paving the streets for the homebuilder to start pouring the foundation and pounding nails. We provide a thorough assessment and understanding of a projects existing plan encompassing a comprehensive needs analysis as the basis for determining our involvement in a project. We can play a passive advisor role and/or the active capital role where we invest our resources and put our team members in the mix of the development team.

One of the primary challenges in the industry is staying focused on the plan as external forces will attempt to derail you from your plan. Having experienced partners guiding the ship is as critical as proper capitalization. Often our role is simply ensuring we assemble the right people on the team capable of executing the plan.

Opportunities like the gold rush in the 1800s are rare moments in time that effect the creation and transference of wealth for many who are positioned to participate in it. Being involved in land development in the early 2000s will no doubt prove to be one of those extraordinary periods of time when significant wealth is transferred to those who are positioned to participate. This is what we call the Golden Egg Phenomenon, meaning if we are positioned to participate and apply our business principals for our selves and our partners we will all see wealth creation occur.
