Americap is a land development, advisory, acquisition and construction company focused on serving the unique needs of land owners and developers involved in residential, luxury, retirement, commercial and mixed-use projects. Our clients typically seek us out for one thing: Capital. However, throughout the discovery process, we determine most projects need significantly more than capital. In fact, our primary objective is to position a project so it is much more attractive to the capital markets.
The developer consulting side of our business is driven by the passion our team has for a 'soup to nuts' approach in overseeing the best and highest use for land parcels. With a collective 75+ years in the development business we have experts who significantly add value to projects. Determining the specific needs of a project is both an art and a skill - as often the owner or developer thinks that the answer is simply more capital. Once engaged, we immerse ourselves in a project to identify constraints and explore opportunities.
Land Acquisition Assistance
In many cases the initial land purchase agreement for a given property has to be structured in a manner to allow all of the entitlements to close on and successfully develop the project. We have expertise in this area and can negotiate and structure the deal so it will meet all of the timelines for planning and entitlement. Structuring the escrow and land take down properly can significantly improve profitability as well as mitigate risk.

Market and Sales Analysis
Understanding your project’s market and who is going to purchase the finished product is extremely important, especially if the project is presented to investors. The last several years have shown what kind of financial pain can be caused by making rash decisions based on unrealistic market expectations. It is even more important and difficult in challenging market conditions to correctly gauge absorption and price points. Our partners stay well informed on market trends and can provide a very timely, reliable market and sales analysis.
Financial Feasibility Review
Generating accurate financials is an area that many people find challenging or take for granted. In one of our recent projects, we realized an additional $2 Million in profit by restructuring the land takedown schedule and absorption estimates. Before presenting a deal to the capital markets, you must be prepared to answer questions about absorption rate, carrying costs, subordination, internal rate of return, cost inflation, value escalation, net present value, and more. Those whom we match up with a sponsor to augment the track record and financial backing of the development team. We have a well rounded set of sponsors for whom we seek out land development opportunities. Matching clients with sponsors is often the best solution for moving a project forward.

We can't stress enough that a successful development is dependant on team effort and experience. In a process we call ‘human resource underwriting’ we take a look at the people involved in a project, and assess who or what may be missing to ensure long term success. A healthy development team is the cornerstone of winning projects. We always come to the table with people extremely competent in all aspects of development.
Capital Requirement Assessment
With 75 years combined experience in the capital markets, we've seen just about every conceivable structure. We use that experience to find the best capital structure to maximize project profits and insure investors the returns they require. We underwrite project summaries for presentation to private and institutional investors who in turn rely on our judgment and assessment of the capital needs.
Development Analysis and Executive Summary
The development process generates a great deal of information. The numerous files, reports, studies, proposals and projections can easily become overwhelming. Our team is trained and experienced in comprehensive assessment and review of any project. Our process is executed in two phases:
Phase 1: Comprehensive Assessment and ReviewAmericap will dispatch principal team members in conjunction with strategic partners to complete a comprehensive assessment necessary to understand every facet of your project. This due diligence period is characterized by rigorous research and analysis.
Phase 2: Project Recommendations ReportThis phase of our process focuses on the creation of deliverables. After expertly cataloging the conditions relevant to a project, we generate a plan of action in the form of a project recommendations report. Think of it as an executive summary for internal use - a roadmap for the success of your project.
