Overview
Freedom Communities, Inc. is the building division of Americap Development Partners, LLC. We currently provide land owners and developers turn-key development and construction services. Our team can take your project through all phases of development, horizontal and vertical construction, the entitlement process, yield and feasibility analysis, managing subcontractor relationships, and quality control. We have a history of taking problem projects and turning them into performing assets, ensuring the project meets its obligation financially and goes forward with strength.
Project Management
It takes expertise to plan, organize and manage the resources necessary to keep your project on track. Time is money, and our firm is dedicated to on time performance with the expectation that we'll be engaged for further services. This commitment is what differentiates us from the numerous other project management groups. We strive to maintain an impeccable reputation without compromise.
Entitlements
We have an experienced team in place focused on all aspects of the entitlement process including managing all third party consultants and engineers required to process and gain approval for land development projects. This process is more daunting than people initially realize. With our experienced team in place we can and will direct all aspects of land entitlement until it receives final map approval.
Tract Map, Parcel or Subdivision Processing
One aspect of the entitlement process is establishing the tract map or a plan for the community in question. This step establishes the look and feel of the community, making sure it meets jurisdictional guidelines and maximizes the land potential. Our entitlement managers work with the local jurisdictions and industry partners to ensure a timely and accurate tract map is developed to maximize the value of the property in question.
Pre-Development and Pre-Construction Process
The roadmap from project conception to construction is long and complex. It is further complicated by the unique nature of each individual deal. From high profile issues like politics and environmental impact to comparatively mundane tasks like naming the streets, there are opportunities and challenges at every turn. Our full service project management style allows our clients the freedom to participate in the process as little or as much as they want.
Full Service Land Development
Often a land owner realizes the potential value of their property, but simply doesn’t have the time or resources necessary to extract that value through development. For clients like this, we provide turnkey real estate development services, either on a fee basis or in a joint venture. Our partnership driven approach of working with land owners to maximizing the intrinsic value of their land differentiates us from our competitors.
Construction Management
Our construction management team acts with the same diligence that our project management team exemplifies. Construction requires great attention to detail. REO & Stalled Projects
If you have stalled or partially built project that needs a professional team to determine what has been done and what needs to be done, we strive to be the first company you call. With 30+ years experience in the building industry our construction management team can drive the process to deliver the finished product and give you the ability to have another successful project and performing loan on your books.
Sales and Marketing
It's common to visit a development where the sales team doesn't have any answers aside from what's on their printed materials. How can you expect a sales team to move your product if they aren't intimately familiar with it? There are many value-added aspects of development and construction that isn’t communicated to the sales team and by doing so, the project owner leaves money on the table at every close of escrow. By offering sales and marketing services, we offer a vertically integrated solution for your project. Our sales and marketing team is dedicated to running the last leg of the relay with the effort to complement all the preceding work.
