In today's challenging land development business building the right team is the single most important task you do to ensure your success. Our initial review in selecting the clients to work with begins by assessing what parts of the team are intact and which core disciplines are missing. Our emphasis is to consult and build out the balance of the team whenever necessary. We essentially have two sides to our business the Consulting side and the Capital side. While many of clients find their way to us in seek of capital we often find through discovery they need us for other development disciplines as well.

The developer consulting side of our business is driven by a passion our team has for the soup to nuts approach in seeing the raw land become a great place for people to live. With a collective 75+ years in the development business we have the experts in most areas of development which significantly adds value to a project. Determining what a specific project needs, requires time and money, once engaged we immerse ourselves in a project to shore up the weaknesses and begin to underwrite for the capital side our business.

Developer Consulting Services:
Entitlement Issues
One of our strengths as an organization is our thorough understanding of the significance in having all entitlements in place. Not only that they are in place but that the project proposed is its best use as it relates to the approved entitlements. Many of our clients come to us to sort this out and determine how and when they should be executing on the land contract based on the entitlement status. Anyone in the industry long enough realizes the access to equity and debt is certainly driven by where the project is in the entitlement timeline. Once a clear path to final entitlement is determined and verified the access to the capital markets gets a little easier.

Marketing
In many cases, we are asked to consult with respect to the final marketing of the project. We then focus efforts with one of our affiliate companies specializing in turn key marketing programs. Successful development sellout starts with project analysis to determine that a sufficient market exists. With a multiple discipline approach we assess and implement the turn key solution. With the right marketing approach in place many of the absorption issues are resolved making it possible to successfully launch a project.

Capital Structuring
We feel very confident anyone can take a project to the marketplace and sort out potential equity and debt for land development projects. Where we differentiate ourselves from the masses in this industry is our understanding of how the capital providers will look at a specific project. We determine the best approach to attracting the right capital provider but more importantly we realize how the deal needs to be structured to attract the right source of equity and debt.

Market Analysis
We assess potential clients/projects to determine our interest level for starting a relationship. One of the mission critical criteria regarding the project is the market. Often clients project certain absorption rates and we spend a fair amount of our time determining if the market will prove out. Its not a simple task proving out if several hundred lots/units will be absorbed in the subjects market but more important to the equation is who is verifying that information. We work with many top name real estate firms whose focus is market analysis of major development projects. We don't necessarily need a full-blown market study on every project but have relationships with the best it the industry when we do need it.

Full Underwriting Services
We've all seen the deals that get shot-gunned all around town only to find out the reason its not funding is in how it has been structured. Its imperative that projects be underwritten based on who it's going to and with 35+ years experience our lead underwriter drives this process and presents it to the eventual correct source of capital. With a very stringent but focused process and in a relatively short period of time we have the ability to present the basic deal to our capital providers to get initial interest from them and move to complete the underwriting process. Our relationships with our capital providers are paramount to securing the capital for a land development project and full underwriting services.

Bond Funding Programs
Bonds, Tax Incremental Funding, Melo Roos Tax, and Assessment districts, are some of the names for tax dollars that can be used for infrastructure funding in land development projects. We have a strategic relationship with one of the best groups in the country when it comes to a bond deal. On the team they have the leading municipal bond underwriters in the country. They also have two very competent law firms out of Chicago who specialize in all aspects of bond funding. Our role in the group is to provide the debt aspect of each bond funding transaction. If you have a bond friendly entity and looking to put all the right pieces together for a bond funding we can assist in streamlining the entire process.

Developer Sponsorship
Sponsorship is a critical factor during the underwriting process in land development project funding. Some of our clients have the right project identified and under contract but don't meet the sponsorship criteria necessary to satisfy the equity or debt providers. In these cases we make introductions to developers with the experience and balance sheet necessary to fund and ultimately develop their project. When a successful joint venture is formed based on our introduction we become participants in the project.
